If you’re wondering, “How much is my house worth?”, the answer is more complicated than simply looking at Zillow or the last house that sold down the street.
In the East Bay, values can change significantly from one neighborhood to another—even within the same city. A home in Alameda can behave very differently from one in Oakland, San Leandro, Berkeley, Hayward, or Newark.
When I prepare a valuation for a seller, I look at recent comparable sales, current competition, location, condition, upgrades, lot size, property type, and how buyers are responding to similar homes.
I also look at the most recent Bay East market data, which tracks inventory, sales activity and pricing by local market.
My advice: Don’t rely on one online estimate. If you’re thinking about selling, I can prepare a more specific analysis of what your home could realistically sell for in today's market.
